THE MOST EXPENSIVE AND NICEST AREAS OF SOUTH CALGARY
South Calgary is one of the most interesting parts of the city because it blends family friendly communities with some of Calgary’s most exclusive luxury neighbourhoods. When people think of high end real estate they usually picture the west side or the inner city. But the south region has a quiet collection of upscale pockets that compete with any community in Calgary for scenery, privacy, and local lifestyle.
I grew up in this part of the city and I have sold homes across every corner of the south region since 2012. I know the neighbourhoods, the schools, the parks, and what each street actually feels like when you drive through it. This feature covers what I consider the most expensive and nicest areas of South Calgary based on experience and real day to day appeal.
This guide helps buyers understand where luxury homes cluster and gives current homeowners a sense of how their neighbourhood fits into the larger south region. If you want a complete neighbourhood breakdown you can check out my full South Calgary living guide.
Eagle Ridge
Eagle Ridge is the crown jewel of South Calgary. It is a tiny loop of homes tucked into the Glenmore Reservoir with some of the best natural geography in the city. Walking paths, sailing access, parkland views, and an incredibly private layout give the neighbourhood a quiet exclusive feel that is hard to match.
Eagle Ridge regularly sees home prices over five million dollars and is consistently ranked among Calgary’s most expensive neighbourhoods overall. It sits next to Heritage Park, Rocky View Hospital, and the Glenmore Reservoir pathway network. Many of the homes feel like private estates inside the city.

• Ultra private streets
• Walking access to the reservoir
• Estate lots and custom builds
• One of Calgary’s most prestigious enclaves
If you want luxury living with quiet park surroundings, Eagle Ridge is at the top of the list.
Bayview
Just south of Eagle Ridge is Bayview, another small upscale peninsula community that hugs the Glenmore Reservoir. Homes here do not reach the same price ceiling as Eagle Ridge, but it is still one of the most desirable pockets for luxury real estate in the south. Water views, marina access, and mature landscaping make Bay View appealing to families who want a refined lakeside feel without leaving the city.

• Luxury listings over two million dollars
• Direct reservoir pathways
• Quiet winding streets
• Close to parks and Glenmore amenities
Pump Hill
Pump Hill is one of the most unique luxury neighbourhoods in Calgary. The lots are enormous and the homes often resemble private estates with grand entrances and custom architecture. It sits back from the reservoir but makes up for it with massive lots, privacy, and some of the largest homes in the city.

Buyers who want prestige and space often place Pump Hill near the top of their list.
• Homes regularly above two million
• Mature landscaping and quiet streets
• Estate style architecture
• A private high end pocket within the south region
Kelvin Grove
Kelvin Grove does not always get the same attention as other luxury communities but it has become one of the most sought after neighbourhoods in South Calgary. Mature trees, beautiful streetscapes, proximity to the reservoir, and convenient access to Chinook Centre and Rocky View Hospital create a refined upscale atmosphere.

Prices vary within the neighbourhood but the estate section offers luxury homes with premium landscaping and custom design. It has a strong appeal for families who want a central location with a quieter setting.

Canyon Meadows, Woodlands, and Woodbine
These three neighbourhoods offer some of the most scenic luxury pockets in the entire south region. Most of the area is made up of typical family housing, but the streets that back onto Fish Creek Park are exceptional. Views can stretch across the ridge with an expansive park panorama that feels like a completely different town.

On streets like Woodacres Drive and the southern edges of Canyon Meadows, you will find properties that feel private, peaceful, and surrounded by nature.
• Fish Creek Park views
• Mix of affordable and high end homes
• Scenic ridges and quiet streets
• Strong appeal for families and nature lovers
Lake Bonavista
Lake Bonavista is iconic. It was one of Calgary’s first lake communities and remains one of the most desirable neighbourhoods in the entire city. Homes backing onto Bonavista Lake and Bonaventure Lake regularly sell in the two to three million range and the lifestyle here is unmatched.

Families love the private beaches, skating rinks, parks, and strong school options. The neighbourhood has a relaxing resort like feel while still being fully connected to the rest of South Calgary.

Willow Park
Willow Park blends mature quiet streets with a premium golf course lifestyle. The homes backing onto the Willow Park Golf and Country Club are among the most expensive in the south region and offer peaceful green views along the fairways.

• Quiet upscale feel
Parkland
Parkland sits beside one of the most impressive ridges in the entire city. Homes along the eastern edge back directly onto Fish Creek Park and enjoy stunning views that stretch far across the valley. The neighbourhood is peaceful, scenic, and very popular with families.

Prices vary, but the ridge homes are the highlight and offer some of the strongest natural scenery in South Calgary.
• Scenic ridge views
• Family friendly streets
• Peaceful park access

Evergreen Estates
Evergreen is a large neighbourhood but the Estates area is its upscale core. These homes offer beautiful architecture, strong curb appeal, and quick access to Fish Creek Park. It is a consistent choice for families wanting a luxury feel without entering the highest price ranges.

• Homes around one million and above
• Mature, quiet streets
• Scenic setting near Fish Creek Park
Shawnee Slopes
Shawnee Slopes is a hidden gem. The older section of the community offers established luxury homes with beautiful landscaping and park access. The newer sections are being redeveloped with condos, townhomes, and single family homes, adding more variety to the neighbourhood.

The older estate homes in Shawnee Slopes are particularly appealing and often range from eight hundred thousand to over a million.
• Quiet upscale pocket
• Mix of older estates and new development
• Strong access to transit and Fish Creek Park
Midnapore, Sundance, and Chaparral
These three lake communities offer a blend of affordability and upscale living. Midnapore has a mix of commercial areas and residential homes while Sundance and Chaparral feel more residential and family oriented.
