If you have ever driven through Calgary and wondered where the city’s real money actually lives, this guide is for you. Not just big houses in nice areas, but the very specific pockets where CEOs, founders, oil and gas executives, professional athletes, and long established families choose to live because the land is rare, the streets are quiet, and the lifestyle is almost impossible to replicate.
Calgary’s luxury market works differently than in cities like Toronto or Vancouver. Here, true high end real estate is not just about the size of the house. It is about the street, the lot, the view, the rivers, and the long term prestige of the location. In many cases, two homes a few blocks apart can be separated by millions of dollars simply because of land position and setting.
In this guide, I will show you where the priciest home are located, how these areas differ, and how to think about which type of luxury neighbourhood fits your lifestyle and long term goals.
Before you pick a neighbourhood, it helps to see it. I break this down in my YouTube video with real on location footage of these luxury pockets. Watch it here.
What “Ultra Luxury” Really Means in Calgary
Most people assume luxury is just about price. In Calgary, that isn’t always the case.
I see expensive homes sell in average locations all the time. And I also see relatively simple homes sell for millions because they sit on irreplaceable land, have protected views, or are on one of the city’s most desirable streets.

In Calgary’s true high end market, the land and the location almost always matter more than the house itself.
The neighbourhoods in this guide all share the same core characteristics.
The 6 Traits of Calgary’s Truly Elite Neighbourhoods
- Irreplaceable land
Large lots, ridge lots, river lots, or parcels that simply cannot be recreated today. - Natural advantages
Close to the river, on elevated ground, or next to major green spaces and parks. - Permanent scarcity
Very low turnover and very limited inventory, which keeps supply tight in every market cycle. - Prime positioning
Close to downtown, top private and public schools, and Calgary’s best amenities. - Long term prestige
These areas have reputations that stretch back generations, not just one market cycle. - Street level hierarchy
Even within the same neighbourhood, certain streets and pockets command huge premiums.
A Breakdown of Calgary’s Luxury Neighbourhood Types
One of the biggest mistakes people make when they start exploring Calgary’s luxury market is assuming all high end neighbourhoods offer the same kind of lifestyle. They do not.
Some areas are all about old money prestige, walkability, and river access. Others are defined by elevation and skyline views. Some cater to families who want modern homes and top schools. And others are about privacy, land, and country estate living.
Before diving into specific neighbourhoods, it helps to understand the four “styles” of luxury living you will find in Calgary.
- The Inner City Power Core
Prestigious, walkable, tree lined, close to downtown and the river. - The Ridge and View Elite
Statement homes with skyline and river valley views. - Suburban Executive Enclaves
Modern homes, top schools, family focused luxury. - Calgary’s Luxury Acreage Communities
Space, privacy, and true estate living.
Once you know which style of luxury fits your lifestyle, the neighbourhoods themselves make a lot more sense.
The Inner City Power Core
This is the heart of Calgary’s traditional wealth and long established prestige. These neighbourhoods are defined by mature trees, irreplaceable inner city land, proximity to the river and downtown, and a level of long term desirability that has held for generations.

This is where business leaders, legacy families, and some of the city’s most influential people have chosen to live for decades, not just for a market cycle. Streets matter here. Position matters here. And in many cases, the land itself is more valuable than whatever sits on it.
If you want a broader look at Calgary’s best inner city areas beyond just the ultra luxury pockets, see my guide to the best inner city Calgary neighbourhoods to live in.
Upper Mount Royal
Upper Mount Royal is widely considered the prestige benchmark in Calgary. It is central, hilly, full of mature trees, and home to some of the most impressive estates in the city.
Homes here range from restored character mansions to massive modern custom builds. The lots are a huge part of the value, and some of the largest inner city parcels in Calgary are found here.

One of the biggest draws is lifestyle. You can live in one of the most expensive neighbourhoods in the city and still walk to 17th Avenue, downtown, and some of Calgary’s best restaurants and shops.
Best for: Buyers who want classic prestige, central living, and long term blue chip real estate.
Britannia
Britannia is one of the most visually dramatic luxury neighbourhoods in Calgary. The elevation changes create hillside streets with outstanding city and river valley views.

You will find a mix of older homes on extremely valuable lots and striking modern rebuilds. In this area, the value is almost always tied to position on the hill and the view.
Despite being very central, Britannia feels quiet and tucked away. It is close to Chinook Centre, the Elbow River pathways, and major routes, but feels private once you are inside it.
Best for: Buyers who want views, prestige, and a central location without living right in the core.
Elbow Park
Elbow Park is one of Calgary’s classic legacy neighbourhoods. It is known for its mature trees, river proximity, and timeless inner city character.
Homes range from heritage properties to beautifully renovated estates and custom builds. The most valuable homes are closest to the river or backing onto green space.

People choose Elbow Park because it offers a rare mix of central location, established prestige, and a true neighbourhood feel.
Best for: Buyers who want river access, charm, and long term stability.
Rideau Park / Roxboro
Rideau Park & Roxboro are small, discreet, and extremely exclusive. Many people know the name, but very few have actually spent time inside the neighbourhood.
Inventory is limited and turnover is low. Buyers who get into this area tend to stay for a long time.

It offers a quiet, almost hidden lifestyle while still being very close to downtown and central amenities as well as prime river living.
Best for: Buyers who value privacy and exclusivity in a central location.
Bel-Aire
Bel-Aire is one of Calgary’s most exclusive and discreet luxury neighbourhoods, known for its large estate homes, expansive lots, and quiet, park like setting near the Glenmore Reservoir and Elbow River valley. This small, low density enclave is almost entirely made up of custom built homes on premium land, and prices here regularly reach into the multi million dollar range due to the combination of location, privacy, and lot size.

Despite feeling tucked away and secluded, Bel-Aire is only minutes from Chinook Centre, Calgary Golf and Country Club, Britannia Plaza, and downtown, making it one of the best examples of “hidden” inner city luxury.
Best for: Buyers who want a true estate style property, exceptional privacy, and prestige in a quiet, low profile inner city location.
The Ridge and View Elite
Irreplaceable Land and Skyline Views.

Some of Calgary’s most impressive homes sit high above the city with unobstructed views of the downtown skyline and river valley. These ridge locations offer a combination that is incredibly hard to find anywhere else in the city: dramatic elevation, permanent sight lines, and large, statement homes built to take full advantage of the setting.
This is the kind of real estate where the view becomes part of the home. Floor to ceiling windows, expansive terraces, and carefully positioned living spaces are designed around the skyline and the valley below. Once a property controls one of these positions, nothing can ever be built in front of it.

What truly sets these homes apart is scarcity. There are only a limited number of ridge lots in the entire city, and most are already built on and tightly held. When one does come to market, competition is often driven as much by the land as by the home itself.
You will find these ridge properties most notably in Crescent Heights, Rosedale, Briar Hill, and St Andrews Heights. In each case, it is not the entire neighbourhood that commands the premium, but the specific streets and lots that sit right on the edge of the ridge.
Calgary’s Premier Suburban Neighbourhoods
Not all luxury in Calgary is found in the inner city or along the ridgelines. Some of the city’s most desirable high end living is found in carefully planned suburban neighbourhoods that offer a different kind of prestige: larger lots, quieter streets, exceptional schools, private amenities, and a more relaxed, family oriented lifestyle.

These communities combine space and comfort with strong long term desirability. Homes are often large, beautifully finished, and designed for everyday living. Many of these areas also offer features that are hard to replicate elsewhere in the city, such as private lakes, golf course access, mature landscaping, or estate sized parcels within established neighbourhoods.
What sets these neighbourhoods apart is not just the quality of the homes, but the lifestyle they offer. They appeal to buyers who want privacy, space, and community, without giving up access to the city’s best schools, shopping, and amenities.
Aspen Woods
Aspen Woods is one of the most sought after modern luxury neighbourhoods in Calgary. Homes here are typically large, newer, and built with family living in mind.

One of the biggest draws is access to some of Calgary’s top private and public schools.
To learn more about this area in more detail, see my full Aspen Woods community guide.
Best for: Families who want modern luxury and top schools.
Mahohany
Mahogany offers a unique kind of luxury in Calgary, centred around lakefront living and a resort style lifestyle. The most desirable homes are the lakefront estates, where properties back directly onto the water with private docks, expansive outdoor spaces, and layouts designed to maximize the setting.

These homes command strong premiums for good reason. In summer, residents paddleboard and kayak from their backyards. In winter, the lake becomes a private skating and recreation space. Combined with modern, high end homes, schools, shopping, and everyday amenities, Mahogany delivers a level of lifestyle luxury that few suburban communities can match.

Best for: Buyers who want a high end home with a true lifestyle component and lakefront or lake access living.
Lake Bonavista
Lake Bonavista is one of Calgary’s original and most established lake communities, and its most prestigious homes are found along the shores of its two private lakes. The most desirable properties back directly onto the water, offering a combination of mature landscaping, large lots, and a level of privacy that newer lake communities simply cannot replicate.

The top tier homes here tend to be large, heavily renovated or custom rebuilt, and designed to take full advantage of the lake setting with expansive outdoor spaces and views across the water. Residents enjoy year round access to swimming, skating, and paddling, all within a community that remains one of the most stable and consistently sought after in the city.
Best for: Buyers who want a proven, long established lake lifestyle with mature trees, large lots, and true waterfront living in a central south Calgary location.
Pump Hill
Pump Hill is one of Calgary’s most established and quietly prestigious estate neighbourhoods, known for its large lots, mature trees, and low density, park like setting. This is not a community defined by trends or new development, but by long term ownership, privacy, and some of the most valuable residential land in southwest Calgary.
The most desirable homes here are large estate properties, many of them extensively renovated or custom rebuilt, sitting on generous lots with deep setbacks and private yards. Despite the peaceful, residential feel, Pump Hill is only minutes from Glenmore Reservoir, top schools, and major shopping, making it one of the best examples of understated, old school suburban luxury.
If you want a full breakdown of the other high end pockets nearby, see my guide to the most expensive and nicest areas of South Calgary.
Best for: Buyers who want space, privacy, and long term prestige in a quiet, low profile south central estate community.
Eagle Ridge & Bayview
Eagle Ridge and Bayview form one of Calgary’s most exclusive and tightly held estate pockets, tucked along the Glenmore Reservoir and surrounded by some of the city’s best golf courses and green space. This is true old school luxury, defined by location, land, and privacy rather than visibility or trendiness.
Homes here sit on large, private lots, many backing onto or sitting just steps from the reservoir, the Calgary Golf and Country Club, or Heritage Park. The most desirable properties are substantial estate homes, often custom built or fully renovated, with mature landscaping, gated entrances, and a level of seclusion that is increasingly rare this close to the city’s core.

What makes Eagle Ridge and Bayview especially valuable is how small and exclusive they are. There are very few homes, very little turnover, and almost no opportunity for new development, which keeps demand and prestige permanently high.
Best for: Buyers who want estate-level homes, exceptional privacy, and one of the most exclusive, low profile addresses in southwest Calgary.
Lakeview Village
Lakeview Village is the most desirable pocket within the broader Lakeview community and represents a clear step up in terms of lot size, location, and overall home quality. While Lakeview as a whole is an above average and well regarded neighbourhood, the Village section is where you find the largest lots, the most substantial homes, and the closest proximity to the Glenmore Reservoir.
Homes here are often extensively renovated or rebuilt, and the streets closest to the reservoir and green space command the strongest premiums due to privacy, access to pathways, and long term land value.
Best for: Buyers who want a premium location near the Glenmore Reservoir with larger lots, estate style homes, and proximity to park space.
Calgary’s Luxury Acreage Communities
For some buyers, even the best city neighbourhood is not enough. They want space, privacy, and a true estate lifestyle, where the nearest neighbour is not a few steps away and the view is measured in acres, not lots.
This is where Calgary’s country estate communities come in. Just west and northwest of the city, areas like Springbank and Bearspaw offer large acreage properties, gated estates, and custom homes designed for people who value land, privacy, and a slower, more private way of living, while still staying within easy reach of the city.

These are not suburban homes with bigger yards. They are true estate properties, often set behind gates, with long driveways, sweeping views, and enough land to create a completely private world.

Bearspaw
Bearspaw is an established and prestigious acreage community, known for combining true estate living with remarkably close proximity to the city. Located just northwest of Calgary, it offers a level of space and privacy that simply does not exist inside city limits, without feeling remote or disconnected.

What defines Bearspaw is the land. Large multi acre parcels, wooded lots, long private driveways, and beautifully landscaped properties with ponds and water features are the norm here. Homes are almost entirely custom builds, ranging from classic estate residences to modern architectural mansions, many positioned to capture sweeping views of the Rocky Mountains.

This is where buyers come when they want privacy, space, and a luxury lifestyle, but still want to be close enough to downtown, private schools, and the city’s amenities to make daily life easy.
Best for: Buyers who want a true luxury acreage, complete privacy, mountain views, and a custom estate, without giving up proximity to Calgary.
Springbank
Springbank is where Calgary’s estate lifestyle meets true countryside scale. Located just west of the city, this area is known for sprawling multi acre properties, custom built mansions, and some of the most impressive Rocky Mountain views you can find anywhere near Calgary.

What makes Springbank especially desirable is the balance. You get wide open land, long private driveways, and total privacy, yet you are still only minutes from West Calgary, top private schools, and major amenities. Many properties here feel more like private resorts than homes, with guest houses, tennis courts, workshops, and expansive outdoor living spaces.

Unlike typical suburban luxury, Springbank is about scale and freedom. Bigger land, bigger views, and homes that are built without compromise.

Best for: Buyers who want true estate living, panoramic mountain views, and maximum privacy while staying close to the city.
Which Type of Luxury Area Is Right for You
If you want walkable prestige and classic inner city living, focus on Mount Royal, Britannia, and Elbow Park.
If you want views and statement properties, look at Crescent Heights, Rosedale, and Briar Hill.
If you want modern homes and top schools, Aspen Woods is usually the best fit.
If you want privacy, land, and an estate lifestyle, Springbank and Bearspaw stand apart.
