Glenbrook vs Glendale vs Glamorgan: Which West Calgary Neighbourhood Fits You Best?

Glenbrook, Glendale, and Glamorgan are three of Calgary’s most commonly compared west side neighbourhoods. They’re close together, built around the same time, and share many of the same amenities. At first glance they can seem almost interchangeable, but once you start looking closer, the differences become much more noticeable.

As a Calgary Realtor since 2012, I’ve compared these communities with buyers many times. They may look similar on a map, but spending time in each neighbourhood quickly reveals why one may suit your lifestyle better than another.

In this guide, I’ll compare each community across the factors that matter most so you can decide which one is the best fit for your lifestyle, budget, and long term goals.

How Glenbrook, Glendale, and Glamorgan Compare

At first glance, it’s easy to see why Glenbrook, Glendale, and Glamorgan are so often compared. They share similar names, sit side by side in west Calgary, and were largely developed during the 1950s and 1960s. All three offer established streets, mature trees, and a mix of original homes alongside newer infill development.

They also have many of the same everyday conveniences. Residents enjoy quick access to Mount Royal University, several well regarded schools, shopping along 37 Street SW and at Westhills Towne Centre, and major routes including Crowchild Trail, Sarcee Trail, Glenmore Trail, Richmond Road, 17 Avenue SW, and 37 Street SW. Downtown Calgary is also within a relatively short drive from each community.

Despite those similarities, these neighbourhoods have developed their own identities over time. Differences in home prices, lot sizes, redevelopment, housing mix, and overall feel can make one a much better fit than another depending on your priorities.

If you’re looking for the best all around neighbourhood of the three, Glenbrook is hard to overlook. It offers one of the widest mixes of housing in west Calgary, making it a good fit for first time buyers, professionals, families, investors, and downsizers alike.

Having lived in Glenbrook while attending Mount Royal University, it’s a neighbourhood I know well. One thing that’s always stood out to me is that it reminds me a bit of nearby Killarney. With so many newer infill homes mixed among original bungalows, parts of Glenbrook have a more inner city feel than Glendale or Glamorgan, while still offering the convenience of an established west Calgary community.

Housing is Glenbrook’s biggest strength. You’ll find original bungalows, modern infills, duplexes, townhomes, condos, and older apartment buildings, giving buyers far more choice than in the neighbouring communities. In terms of pricing, Glenbrook generally sits between Glendale and Glamorgan, with options available across a wide range of budgets.

Glendale

If you’re looking for the most premium neighbourhood of the three, Glendale is the clear choice. It’s the smallest community, made up almost entirely of detached homes, and has a noticeably more established feel than Glenbrook or Glamorgan.

One thing that always stands out to me about Glendale is how quiet and consistent it feels. The mature trees, larger lots, rolling streets, and abundance of green space give it a true west Calgary character. Unlike Glenbrook, where you’ll find a wide variety of housing types, Glendale remains overwhelmingly single family homes, which gives the neighbourhood a much more cohesive feel.

The CTrain station along the north edge of the community is another major advantage, making downtown easily accessible without giving up the quieter suburban atmosphere. Optimist Athletic Park and Arena are also excellent community amenities and add to Glendale’s strong family appeal.

From a real estate perspective, Glendale is generally the most expensive of these three neighbourhoods. Buyers are paying for larger lots, detached homes, and one of the strongest long term land values in west Calgary. While redevelopment is occurring, it has been much more measured than in nearby communities, helping Glendale retain the character that attracts so many buyers. A few luxury homes have also sold for more than $2 million, reinforcing its premium reputation.

Glamorgan

Glamorgan offers some of the best value you’ll find in west Calgary. While it doesn’t have the premium feel of Glendale or the mix of redevelopment seen in Glenbrook, it gives buyers the chance to own in an established west Calgary neighbourhood at a more accessible price point. The community is made up primarily of detached homes, with smaller pockets of townhouses, condos, and apartments that provide additional options for first time buyers and investors.

I’ve always thought of Glamorgan as one of Calgary’s hidden gems. It’s surrounded by some of the city’s more expensive west side neighbourhoods, yet it’s still possible to find classic 50 by 120 foot detached lots at prices that are difficult to match elsewhere in the area. If your goal is getting the most house and lot for your money, Glamorgan deserves a close look.

Glamorgan may be the right fit if you:

  • Want an affordable detached home in west Calgary.
  • Value lot size more at an affordable price.
  • Want to be close to Mount Royal University.
  • Are considering a townhouse or condo as a more affordable entry point.
  • Prefer an established neighbourhood with mature trees and good amenities.

There isn’t a single “best” neighbourhood here. Glenbrook offers the most balanced mix of housing and lifestyle. Glendale is the premium choice for buyers who want larger lots and higher end detached homes. Glamorgan stands out for buyers looking to maximize value without leaving west Calgary.
