Housing ranges from classic bungalows to upscale and luxury homes, with everything from mature communities to newer master planned developments.
In this guide, I rank every major west Calgary neighbourhood from C Tier to A Tier based on livability, demand, amenities, and long term real estate strength, using my experience working with buyers and sellers across the west side. These rankings reflect my opinion within one of Calgary’s strongest regions.
C Tier West Calgary Neighbourhoods
These communities tend to be smaller, still developing, busier, or more mixed in housing quality. They offer value and convenience but generally lack the polish, consistency, or lifestyle appeal of higher tier areas.
Osprey Hill
Osprey Hill is one of Calgary’s newest west edge developments, still in the early stages of growth with construction ongoing and amenities slowly being built out. Right now it feels more like a future neighbourhood than a finished one, but its location gives it strong long term potential once development is complete.
• Pro: Excellent access toward the mountains and WinSport recreation
• Pro: Newer homes with modern layouts and finishes
• Con: An active construction environment
Medicine Hill


Medicine Hill is more of a west Calgary pocket than a traditional residential community, known primarily for major recreation facilities and quick highway access rather than neighbourhood character. Housing here blends into surrounding areas and appeals mainly for convenience.
• Pro: Close to Canada Olympic Park and large recreational amenities
• Pro: Easy routes out of the city toward Banff and the Rockies
• Con: Lacks a strong community feel or walkable services
Lincoln Park

Lincoln Park is a compact, condo heavy neighbourhood built around Mount Royal University. It attracts students, investors, and first time buyers who want west side access at lower price points while staying close to transit and shopping.
• Pro: Walkable access to the university and transit
• Pro: One of the most affordable west Calgary entry points
• Con: Very limited detached homes and small overall size
Rutland Park


Rutland Park is a quiet, established west Calgary neighbourhood made up of older bungalows, rental complexes, and gradual redevelopment. It sits close to major commuter roads, schools, and green spaces while maintaining a tucked away residential feel.
• Pro: More affordable compared to many west side areas
• Pro: Convenient access to Crowchild Trail and Richmond Road
• Con: Smaller neighbourhood with fewer housing styles
Westgate

Westgate is a classic Calgary suburb with mostly 1960s era bungalows, calm streets, and a strong family oriented atmosphere. Its location provides quick downtown access while still feeling comfortably suburban.
• Pro: C Train access and easy downtown commute
• Pro: Quiet residential vibe with consistent single family homes
• Con: Older housing stock means renovations vary significantly
Rosscarrock

Rosscarrock sits closer to Calgary’s inner city and feels noticeably busier than most west communities. It’s a transitional area with infills, condos, townhomes, and older bungalows existing side by side.
• Pro: Strong transit access and nearby shopping
• Pro: Excellent redevelopment and renovation potential
• Con: Heavier traffic and less peaceful streets
Glamorgan

Glamorgan is a practical, family friendly neighbourhood offering a balanced mix of detached homes, townhouses, and condos. It appeals to buyers who want west side living without premium price tags.
• Pro: More attainable price points
• Pro: Good school access and community layout
• Con: Some areas feel dominated by multi family complexes
Glenbrook


Glenbrook is a rapidly changing west Calgary community where older homes are being replaced by infills and renovated properties. Its strong location close to downtown and major shopping makes it popular with developers and buyers alike.
• Pro: Excellent location and rising property values
• Pro: Newer modern homes entering the market
• Con: Mixed streetscapes depending on redevelopment stage
Glendale
Glendale trends noticeably higher end than its neighbouring communities, with larger lots, more detached homes, and stronger resale ceilings. It maintains a quieter and more established atmosphere. (B community but I wanted to lump together with Glenbrook and Glamorgan)

Spruce Cliff


Spruce Cliff is a mixed character neighbourhood that includes high rise condos, older townhomes, luxury redevelopments, and premium golf course backing properties. It continues to evolve rapidly.

• Con: Inconsistent quality by block
B Tier West Calgary Neighbourhoods
These communities offer strong lifestyle appeal, established character, and solid long term value without the premium pricing of the very top tier.
Wildwood


Wildwood is known for massive mature trees, renovated bungalows, and immediate access to Edworthy Park and river pathways. It has preserved its charm instead of being overtaken by infill development.

• Con: Detached homes only
Coach Hill

Coach Hill sits elevated with wooded surroundings and a wide mix of housing types, ranging from condos to estate homes. It feels mature and peaceful while remaining highly accessible.

• Con: Older infrastructure compared to newer communities
Crestmont

Crestmont is a newer neighbourhood built into Calgary’s far west hills, offering modern homes and beautiful views. Its separation from the city makes it more car dependent.

Valley Ridge

Christie Park

CFB Currie

CFB Currie is a major master planned redevelopment offering condos, townhomes, detached homes, luxury properties, commercial spaces, and extensive pathways.

• Pro: Strong long term demand
• Con: Dense layout and tight parking
North Glenmore Park
North Glenmore Park offers large lots, redevelopment potential, and immediate access to reservoir pathways and green space.
• Pro: Exceptional location and appreciation potential

• Con: High entry prices
Lakeview

Lakeview blends quiet streets, schools, huge lots, and luxury estates with strong community appeal and long term value.

Springbank Hill

Springbank Hill offers newer homes, ridge estates, sweeping views, and a modern master planned feel.

West Springs

West Springs is one of Calgary’s most popular modern family neighbourhoods with strong resale and attractive homes.

Aspen Woods

Aspen Woods is known for luxury estates but also offers townhomes and condos that allow entry at lower price points.

Patterson

My personal favourite – Patterson is a hidden gem built into Calgary’s west hills, featuring dramatic city views, winding streets, and unique custom homes alongside condos and townhomes.
