What Can $1 Million Buy in Calgary in 2027?

A million dollars still sounds like it should put you firmly into luxury home territory in Calgary. In some neighbourhoods it does, but in others it might get you an older bungalow, an inner city duplex, or a property where a lot of the value is really in the land.

To keep things realistic, the examples in this article are based on Calgary homes that actually sold between $1 million and $1.025 million over the past 90 days, rather than homes that are simply listed around that price. Depending on where you look, what you get for that money can be completely different.

After more than a decade working in Calgary real estate, I’ve seen just how much location affects what your money buys. At the $1 million mark, it often comes down to what matters most to you. More space, a newer home, a better location, or getting into a neighbourhood that might otherwise be out of reach.

What $1 Million Buys in Northwest Calgary

Northwest Calgary has a wide range of homes and neighbourhoods around the $1 million mark. Here are some recent examples of what that budget can actually buy.

Sage Hill

Around the $1 million mark, you can expect some of the larger homes in Sage Hill, often around 2,500 square feet or more with multiple bedrooms, attached garages and more premium locations. Homes backing onto green space or pathways are also more likely to reach this price range.

Hamptons

Around the $1 million mark, you can expect an older but still very nice home in the Hamptons, typically around 2,000 to 2,500 square feet. Many homes at this price were built in the 1990s and may need some updating, but you’re getting an established upscale community built around the private Hamptons Golf Club.

Fully renovated homes and properties in premium locations can sell for considerably more.

Tuscany

Tuscany has a huge range of housing, from smaller starter homes to large estate properties well above $1 million. Around the $1 million mark, you can generally expect a larger two storey home, often around 2,000 to 2,500 square feet.

The better properties at this price tend to be near ravines, parks or green spaces, or within some of Tuscany’s more upscale pockets. It’s also a popular family community with plenty of schools, parks, playgrounds and amenities.

Varsity Estates

Varsity Estates generally sells for quite a bit more than $1 million, but you can still find some older homes around this price that need updating. These can include larger bungalows and two storey homes, with fully renovated properties typically selling for considerably more.

The location is hard to beat, with Silver Springs Golf and Country Club nearby, along with the University of Calgary, Market Mall, major transportation routes and easy access to downtown.

The Triwood Area (Brentwood, Collingwood, Charleswood)

The Triwood area includes Brentwood, Charleswood and Collingwood, where around $1 million can get you a larger older home on a good sized lot. Many homes at this price will need some updating, while renovated properties can sell for considerably more.

The big advantage here is the location. You’re close to the University of Calgary, downtown, shopping, parks and major transportation routes, while still getting the larger lots and mature streets that these established neighbourhoods are known for.

Inner City North of the Bow River

Stretching from Parkdale through communities such as Capitol Hill, Mount Pleasant, Tuxedo Park, Renfrew and Bridgeland, $1 million generally buys less house but a much more central location.

At this price, you’re more likely to find a newer infill duplex, an older detached home requiring significant renovations, or sometimes a property where you’re essentially paying for the land value and redevelopment potential.

The appeal here is the location, with quick access to downtown, the Bow River pathways, established amenities and some of Calgary’s most popular inner city neighbourhoods.

What $1 Million Buys in West Calgary

West Calgary has some of the city’s more expensive neighbourhoods, but there is still a surprisingly wide range of homes around the $1 million mark. What you get can vary from a newer home with a triple garage to a much older property where the neighbourhood and location make up a bigger part of the price.

Crestmont

Around $1 million in Crestmont can get you a newer two storey home in the 2,200 to 2,500 square foot range, with some properties offering triple garages, larger lots and views. The community is very scenic and its location on the western edge of Calgary gives you quick access to the mountains.

West Springs

Around $1 million in West Springs will generally get you a newer two storey home in the 2,000 to 2,500 square foot range. Homes around this price are often from the 2010s, although the community has a wide range of newer and more expensive properties as well.

West Springs is a popular choice for families because you get newer housing, good schools, plenty of shopping and restaurants, and relatively easy access to downtown. It’s an upscale suburban community, but some of the higher end homes can sell well above the $1 million mark.

Aspen Woods

Aspen Woods is generally more expensive than West Springs, so $1 million doesn’t go quite as far here. Around this price, expect an older or smaller home compared with what the same budget might buy in some of the surrounding west Calgary communities.

The tradeoff is getting into one of Calgary’s more upscale neighbourhoods. Aspen Woods has everything from above average homes to multimillion dollar estates, along with good schools, shopping and convenient access to the west side of the city.

Signal Hill and Springbank Hill

Around $1 million can still buy quite a bit of house in Signal Hill and Springbank Hill. Expect plenty of two storey homes from the late 1990s and early 2000s in roughly the 2,300 to 2,500 square foot range, along with some larger bungalows and properties on bigger lots.

Both communities are established, scenic and well located, with shopping, schools and good transportation options nearby. Springbank Hill also has CTrain access, while Signal Hill is close to the large Westhills and Signal Hill shopping areas.

Patterson

Patterson is one of the more interesting options around $1 million because of how much house you can sometimes get. There are older properties from the 1980s and 1990s that can reach 3,000 square feet or more, including some with triple garages and impressive views.

The community is built along the hillside overlooking the Bow River Valley, which gives some parts of Patterson a beautiful setting.

What $1 Million Buys in Calgary’s Inner City

Around $1 million in Calgary’s inner city, you’re generally getting less house and land than you would in the suburbs, but the location is the big advantage. You’re closer to downtown, restaurants, shopping, parks, pathways and many of the city’s best amenities.

Killarney, Richmond and Marda Loop Areas

Around $1 million in communities such as Killarney, Richmond and the Marda Loop area, a newer infill duplex is one of the more common options. You can expect roughly 2,000 square feet, three bedrooms, a finished basement and a detached double garage in many of these properties.

You’re trading some lot size and overall space for a newer home in a more central location. You’re also closer to downtown, restaurants, shopping, parks and other amenities.

Altadore, North Glenmore Park and Lakeview

Around $1 million in Altadore, North Glenmore Park and Lakeview, you may be buying an older bungalow that needs major renovations or is primarily being purchased for redevelopment. Larger lots and wide frontages can carry a significant premium in these neighbourhoods.

What $1 Million Buys in South Calgary

South Calgary gives you quite a few different options around $1 million. You can choose an older home in an established lake community or head farther south for something much newer and larger.

Lake Bonavista

Around $1 million in Lake Bonavista, you’ll generally find an older detached home that is either in original condition or has had some renovations over the years. A lot depends on the location within the neighbourhood, and there are plenty of homes that are well kept and updated but not completely renovated.

A big part of the value is the neighbourhood itself. You get lake access, mature streets, schools, parks and a great central south location with easy access to shopping and major roads.

Mahogany

Around $1 million in Mahogany can get you a large, newer two storey home, often approaching 3,000 square feet with four or more bedrooms. Homes at this price may also have upgraded finishes and better locations within the community.

What you generally won’t get for $1 million is a home directly on the lake. Lakefront properties are in a completely different price range and can easily sell for more than $2 million.

Auburn Bay

Auburn Bay is similar to Mahogany, with large two storey homes around the $1 million mark and access to the community lake. The main difference is that Auburn Bay is a little older, with many homes dating back to the late 2000s and early 2010s.

Around $1 million in Riverstone can get you a very nice home in one of the most scenic parts of Cranston. You’ll find a mix of larger two storey homes and bungalows surrounded by pathways, natural areas and the Bow River valley.

Walden

A $1 million home in Walden is more of an outlier because most properties in the community sell for considerably less. At this price, I would expect a larger home with upgrades and some sort of premium feature or location like backing onto a green space.

Where Does $1 Million Go the Furthest in Calgary?

It really depends on your goals. A $1 million budget can buy a very different home depending on whether you care most about size, age, location or the neighbourhood itself.

Final Thoughts

The biggest takeaway is just how differently $1 million can be spent across Calgary. It could mean a large newer suburban home, an inner city infill, an older home in an established neighbourhood, or even a property where much of the value is in the land.
