Calgary’s Housing Market in 2025

The Calgary housing market has undergone a major shift. According to the Calgary Real Estate Board, July 2025 saw 2,099 sales, down 12 percent compared to the year before. Inventory reached 6,917 units, a 66 percent increase from last summer, and months of supply have doubled from 1.7 to 3.3. The citywide benchmark price now sits at $582,900, nearly 4 percent lower than the peak reported in June 2024.

Detached homes remain balanced at about three months of supply, while apartment and row homes are experiencing more pressure with over four months of supply. For the first time since the pandemic, buyers have meaningful choices and more room to negotiate.

How Calgary is Organized

Calgary is divided into eight core districts on the CREB map: City Centre, North, Northwest, Northeast, West, South, Southeast, and East. Each area offers its own identity, from historic inner city neighbourhoods to brand new suburban master planned communities.

The city is structured like a hub-and-spoke, with downtown at the centre and major roadways and C-Train lines shaping how people commute and choose where to live. For families, the most important factors often come down to schools, access to recreation, and convenience for daily life.

If I were moving personally, I would consider the inner city north central neighbourhoods stretching from Banff Trail to Tuxedo Park.
